Property manager service strengthens Neste’s maintenance organisation

Granlund’s experts have been providing Neste with services falling within the scope of a property manager’s tasks in the Kilpilahti refinery area. The roles have been modified and expanded as needed.

The external property manager must work as a seamless part of Neste’s maintenance organisation so that the company’s resources can be freed up for other activities.

Peljo appreciates Granlund’s property managers’ experience, insight and ability to work independently. According to Peljo, a good property manager is responsible and dedicated. Tasks are not left half-finished, and the company’s money is treated as one’s own, for instance.

A property manager’s job also requires social skills. “The property manager must build relationships with our contact persons actively and on their own initiative.”

In Peljo’s view, Granlund’s strength lies in the vast resources it has as a big company, extensive expertise in property maintenance and customer orientation. The property managers have successfully familiarised themselves with the exceptionally strict safety processes and procedures of the refinery area, for example.

“This has been one of Granlund’s property managers’ strengths,” Peljo says.

Property manager services support property owners in various areas of property management and maintenance, such as with a specific task list, expert resource or acute needs.

“Our property managers also actively monitor maintenance activities and are capable of focusing the right amount of attention on the right things,” says Aki Wickman, Group Manager at Granlund.

The service is suitable for situations where an extra pair of hands or technical know-how is needed from time to time in the management and administration of maintenance. The services include construction management tasks and service network quality control. Tasks related to tendering and contract negotiations are also quite frequently on the work list.

“We ensure that the contracts contain all relevant information, such as the quality objectives and timeframe for the execution of the work,” Wickman says.

In addition to building services, Granlund’s large organisation has experts specialised in tenant changes and the green transition, among other areas. According to Wickman, flexibility is important as the property manager’s tasks can change quickly with the customer’s needs.

“That’s why our property managers are not merely present on a certain day of the week, but take overall responsibility for the tasks entrusted to them.”
